Buying Real Estate in Cartagena, Colombia as a U.S. Citizen

Discover Why This Colonial Gem Is One of Latin America’s Hottest Property Markets

Cartagena, Colombia has become a top-tier destination for U.S. citizens seeking international real estate opportunities—whether for investment, relocation, or lifestyle. With its blend of colonial beauty, Caribbean beaches, and high tourism demand, Cartagena offers full property rights for foreigners and a streamlined buying process.

If you’ve considered buying in Latin America, here’s why Cartagena should be at the top of your list.

Why Cartagena?

  • Booming Short-Term Rental Market: Airbnb and vacation rentals in Cartagena’s Old Town and beach zones see strong occupancy and nightly rates.

  • Low Entry Point: Compared to U.S. coastal markets, property in Cartagena remains affordable, with high upside.

  • Tourism Growth: Cartagena is a top destination for Colombians, global travelers, and digital nomads alike.

  • Historic Charm Meets Modern Living: The city offers everything from restored colonial homes to luxury beachfront towers.

Can U.S. Citizens Own Property in Colombia?

Yes—100%.
Colombia allows foreigners to fully own property in their name, with the same rights as Colombian citizens. There are no restrictions based on nationality or property location.

There’s no need for a bank trust or lease structure like in some other countries.

What’s the Buying Process Like?

  1. Hire a Local Bilingual Attorney

    • Essential for due diligence, contract reviews, and managing the title process.

  2. Obtain a Colombian Tax ID (NIT)

    • Foreign buyers need a tax ID, which your lawyer can help secure.

  3. Negotiate and Sign a Purchase Agreement

    • Typically includes a 10% deposit to reserve the property.

  4. Title Search and Due Diligence

    • Verifies the seller's ownership and ensures no liens or debts.

  5. Transfer Funds Legally

    • Funds must enter Colombia through the official foreign investment channel to register the investment with the central bank—critical if you ever sell and want to repatriate the funds.

  6. Close the Deal at a Notary Office

    • Deed is signed, taxes are paid, and ownership is registered.

Closing costs range between 2–4% of the property price.

Hot Investment Zones in Cartagena

Area Highlights
Centro Histórico (Old Town) Colonial homes, boutique hotels, strong tourism demand. High short-term rental income.
